Police, Noida Authority and DM told to clear sectors 96-98 so stalled Amber, Burgundy and Willows projects can resume

New Delhi, October 20: The Supreme Court has ordered the immediate removal of all encroachments on Unitech’s open plots in Noida’s sectors 96, 97 and 98, warning that prolonged occupation would make eviction harder over time.
In an order passed on October 14, a bench of Justices JB Pardiwala and KV Viswanathan called the encroachments “very serious”. It directed the Gautam Buddh Nagar police commissioner, the Noida Authority CEO and the district magistrate to act urgently so that construction is not held up. The three authorities must file a compliance report by November 17.
Advocate Anubha Agarwal, appearing for the Centre-appointed Unitech board, told the court that an entire village, Maya Nagar, had come up on the land and was blocking construction. The board has been asked to share a full list of occupied properties with officials.
The three projects, Amber, Burgundy and Willows, cater to 5,586 homebuyers. Amber and Burgundy together have 14 towers with 817 apartments, and about 638 buyers are still waiting for possession. Willows plans 397 bungalow plots. Noida approved revised building plans in 2024.
The Centre took control of Unitech in 2020 to complete stalled projects affecting more than 12,000 homebuyers. Former promoters Sanjay and Ajay Chandra, arrested in 2017, face prosecution for allegedly cheating buyers and diverting funds. The Enforcement Directorate has attached assets worth ₹2,600 crore in a money-laundering probe.
